The extent to which the structure conforms to the general character of <br />other structures in the vicinity insofar as the character can be <br />ascertained and is found to be architecturally desirable; <br /> <br />The vicinity consists of historic and non-historic structures with a variety in <br />external materials, site design, roof pitches, and setback conformance. The <br />project conforms to the general character of the structures in the vicinity and <br />is found to be architecturally desirable by using quality landscaping, variety in <br />the massing and materials, and a design that complies with the development <br />standards. In addition, the Project adds value to the character of the historic <br />district by providing a building that is within the scale of other historic <br />buildings in the district. <br /> <br />D. The extent to which excessive ornamentation is to be used and the <br />extent to which temporary and second-hand materials, or materials <br />which are imitative of other materials, are to be used; <br /> <br />The materials and ornamentation proposed by the project are reasonable and <br />not excessive or imitative. They consist of stone plinth, stucco, cementitious <br />siding, and composite shingle roof. <br /> <br />E. The extent to which natural features, including trees, shrubs, creeks, <br />and rocks, and the natural grade of the site are to be retained; <br /> <br />While tree removals will occur in conformance with the Tree Preservation <br />Ordinance (Chapter 35 of the Municipal Code), the Project improve the <br />overall quality of landscaping and drainage at the site overall. Tree removal <br />permits will be required as a condition of approval and will be evaluated <br />based on criteria in the tree preservation ordinance. <br /> <br />F. The accessibility of off-street parking areas and the relation of parking <br />areas with respect to traffic on adjacent streets; <br /> <br />The proposed driveway approach for 1417 and 1425 Middlefield is located on <br />Beech Street, which is a local street with limited traffic. The access to the <br />parking spaces provides sufficient turnaround space and would provide for <br />safe vehicle access onto and off the site. <br /> <br />G. The reservation of landscaping areas for the purposes of separating or <br />screening service and storage areas from the street and adjoining <br />building sites, breaking up large expanses of paved areas, separating or <br />screening parking lots from the street and adjoining building sites, and
