ATTY/RESO.0019/PC RESO 2336 EL CAMINO REAL <br />REV: 05-01-24 VR <br />Page 3 of 18 <br /> <br />d) The Project is not included on any list compiled pursuant to Section 65962.5 <br />of the Government Code because site remediation has been complete and Case <br />Closure Letter issued by San Mateo County on March 6, 2012, and <br /> <br />e) There will be no substantial adverse change in the significance of a historical <br />resource because the site does not contain any historic resources. <br /> <br />Pursuant to CEQA Guidelines Section 15091(e), the documents and other <br />materials that constitute the record of proceedings upon which the City Council has based <br />its decision are located in and may be obtained from, the Office of the City Clerk at 1017 <br />Middlefield Road, Redwood City California. The City Clerk is the custodian of records for <br />all matters before the City. <br /> <br />Section 3. Tentative Map (TM2023-007): The Planning Commission finds that: <br /> <br />A. The map, design, or improvement of the proposed subdivision are <br />inconsistent with the general or specific plans, the Zoning Ordinance, or the <br />subdivision improvement requirements. <br /> <br />The proposed subdivision is consistent with the City’s General Plan, Zoning <br />Ordinance, and subdivision improvement requirements. Both parcels meet all <br />applicable development requirements and were evaluated by the City’s <br />Engineering Division to ensure compliance with the subdivision improvement <br />requirements. <br /> <br />B. The site is not physically suited for the proposed type or density <br />development. <br /> <br />The proposed development is physically suited for the proposed type of <br />development. The site is in an urbanized, mixed-use location generally surrounded <br />by office, commercial, retail, and residential uses. The site is surrounded by other <br />uses similar in height and intensity, and properties similar in size. <br /> <br />C. The design or proposed improvements are likely to cause substantial <br />environmental damage, or substantially and avoidably injure fish, wildlife or <br />their habitat, or cause serious public health problems. <br /> <br />The project will not cause substantial environmental damage, as the existing lot is <br />an urban infill development improved with a commercial structure and surface <br />parking lot. The proposed lots would accommodate development allowed in Mixed- <br />Use ECR zone as permitted by the General Plan and Zoning Ordinance and would <br />not result in degradation of habitat or public health issues. <br />
