The existence of sufficient variety in the design of the structure and <br />grounds to avoid monotony in the external appearance; <br /> <br />The proposed project is a contemporary design that will incorporate variations in <br />the façade to avoid monotony. External building features consist of a tapered <br />middle block design, recessed windows, and setbacks in the façade to create <br />visual interest and balanced massing. <br /> <br />B. The size and design of the structure shall be considered for the <br />purpose of determining that the structure is in proportion to its building site <br />and that it has a balance and unity among its external features so as to <br />present a harmonious appearance; <br /> <br />The variation in form allows the structure to be divided into proportions that relate <br />to the neighborhood scale. The exterior façade has stepped and tapered blocking, <br />articulated corner decks with shading to divide the attached townhomes into three <br />distinct building blocks. Additionally, the custom window awnings create interesting <br />shadow patterns and are consistently used throughout all units. The corner <br />windows and corner balconies provide punctuation into the solid façade that is <br />engaging at the cross-streets of Hemlock and Linden and allows good quality light <br />into the interior space. The façade design is further enhanced by the selection of <br />high quality materials. <br /> <br />C. The extent to which the structure conforms to the general character of <br />other structures in the vicinity insofar as the character can be ascertained <br />and is found to be architecturally desirable; <br /> <br />The proposed project is located in a neighborhood with a mix of uses and <br />architectural styles. The site forms the edge between the residential and mixed- <br />use zoning. The new 3-story townhouse building running lengthwise along the <br />Linden Avenue compliments the residential buildings along Linden. The proposed <br />townhouse development is similar in scale and proportion to the existing adjacent <br />residential buildings and will provide a pleasant transition at the Linden and <br />Hemlock crossing. <br /> <br />The entries to the townhomes facing Linden street will have landscaped paths and <br />decks and provide an engaging experience at a pedestrian friendly scale. The <br />pedestrian experience along Hemlock Avenue is improved by positioning the <br />driveways adjacent to each other, resulting in a reduced number of interruptions <br />along the frontage and fostering a safer path. <br /> <br />D. The extent to which excessive ornamentation is to be used and the <br />extent to which temporary and second-hand materials, or materials which <br />are imitative of other materials, are to be used; <br />
