In harmony with the character of the surrounding neighborhood, the <br />project is designed with high quality design elements, on-site circulation, <br />improvements to the public right-of-way and employs a variety of materials and <br />plane changes which adds to façade articulation effectively reducing massing <br />impacts. <br /> <br />Section 7. In accordance with Government Code Section 66473.5, the proposed <br />project is consistent with the General Plan. The proposed project is compatible with the <br />objectives, policies, general land uses, and programs specified in the City’s General Plan <br />as described in the accompanying staff report. <br /> <br />Section 8. The Planning Commission hereby approves the Architectural Permit, <br />Vesting Tentative Map, Condominium Permit, and Planned Development Permit, subject <br />to the Conditions of Approval as set forth in Exhibit A, attached hereto and incorporated <br />by reference, for 77 Birch Street. <br /> <br />Section 9.
