<br />13.12 – Floor Area Ratio.
<br />The maximum floor area ratio shall be forty (40) percent. The computation of floor area ratio shall include:
<br />commercial space, and any portion of structured parking that is at or above grade and shall exclude
<br />parking entirely below grade. Eligible projects may request an FAR bonus as described in Article 32.4: Floor
<br />Area Ratio (FAR) Bonus.

<br />Article 14 – CB (CENTRAL BUSINESS) DISTRICT

<br />14.2 – Permitted Uses.
<br />The following uses are permitted in the CB District if conducted entirely within a building:
<br />A. Retail stores and shops including the incidental sale of beer and wine, retail bakeries, drug,
<br />variety, ice cream, hardware, or book stores, but not including liquor stores;
<br />B. Personal service shops, including beauty, barber, shoe repair, or watch repair shops;
<br />C. Financial services, title companies, stock exchange, professional, or administrative offices;
<br />D. Theaters but not including live entertainment or dancing; and indoor commercial recreation
<br />uses;
<br />E. Restaurants and cafes, including the sale of beer and wine, for consumption on the premises,
<br />but not including liquor;
<br />F. Printing, publishing, lithography, photography, blueprinting, or engraving shops and services;
<br />G. Family child care homes, within residential structures, in accordance with the provisions of
<br />Section 39.3;
<br />H. Residential uses, either condominiums or rental units; provided that there shall be a minimum
<br />of one hundred (100) square feet of open space per unit. Open space shall be calculated
<br />pursuant to Section 32.9, except that private open space shall be considered on a one to one
<br />(1:1) basis with common open space;
<br />I. Medical offices or medical clinics with a gross floor area of less than two thousand five hundred
<br />(2,500) square feet;
<br />J. Low-barrier navigation centers;
<br />K. Child care centers of up to sixty (60) children; 1
<br />L. Any use not explicitly listed in this Section is prohibited, except that the Zoning Administrator may
<br />permit any use not listed herein if the use is determined to be a similar and/or compatible use to
<br />any use herein and meets the purpose and intent of the Zoning District.
