Emergency Shelters: One (1) space for each five (5) beds and two (2) additional spaces <br />provided that, consistent with Government Code Section 65583(4)(a), parking is not <br />provided at a ratio greater than for residential or commercial uses within the same zone. <br />6. Mixed-Use, combining residential with commercial uses: One (1) space for each <br />residential unit for studio or one (1) bedroom units, one and one-half (1½) spaces for two <br />(2) bedroom or larger units; plus a minimum of seventy-five (75) percent of the normally <br />required commercial parking as otherwise required in this article, if residential spaces are <br />made available to the commercial tenants and customers, and subject to the approval of <br />the Zoning Administrator upon application submitted in the manner provided by this <br />Section. <br />7. Short-term rental uses shall be permitted in any primary residence except <br />Single Room Occupancy Facilities and Group Homes subject to the requirements of this Section, <br />including compliance with the operating standards, registration, Transient Occupancy Tax <br />payments, and recordkeeping obligations. Except as provided for in this Section, all other short- <br />term rental uses shall be prohibited, except for existing short-term rentals in accessory dwelling <br />units that were registered with the City prior to January 1, 2020. <br />(Ord.
