Mixed-Use Development - Specific Regulations. Residential and nonresidential uses that are <br /> vertically integrated into one (1) building or horizontally integrated on the same site shall <br /> comply with the development standards listed in Tables 54-2 and 54-3 as they pertain to Mixed- <br /> Use, in addition to the standards of this Section 54.2.B.3. <br />a. Limitations on Use. The nonresidential component of a mixed-use project shall be a <br /> use allowed by Section 54.2 (Use Regulations) and Table 54-1, subject to the following <br /> additional limitations. <br />i. Prohibited uses. The following uses and activities shall not be permitted within <br /> any mixed-use development: <br />(1) Major vehicle/equipment repair (e.g., body or mechanical work, <br /> including boats and recreational vehicles, vehicle detailing and painting, <br /> upholstery, or any similar use). <br />(2) Storage of flammable liquids or hazardous materials beyond that <br /> normally associated with a residential use. <br />(3) Manufacturing or industrial activities, including but not limited to <br /> welding, machining, or any open flame work. <br />(4) Any other activity or use, as determined by the responsible review <br /> authority to not be compatible with residential activities and/or to have <br /> the possibility of affecting the health or safety of mixed-use <br /> development residents due to the potential for the use to create dust, <br /> glare, heat, noise, noxious gases, odor, smoke, traffic, vibration or other <br /> impacts, or would be hazardous because of materials, processes, <br /> products, or wastes. <br />b.
