A-1 <br /> <br />REVISED 847 WOODSIDE ROAD PROJECT <br />COMPONENT – CEQA COMPARISON <br />Attachment to “CEQA Guidelines §15183 Consistency Checklist” <br />1900 Broadway and 847 Woodside Road <br />Downtown Precise Plan Consistency Evaluation <br />Focused General Plan Update Consistency Evaluation <br /> <br /> <br /> 1.0 Overview <br /> <br />This memo discusses subsequent revisions proposed to the 847 Woodside Road project <br />component plans as they relate to the project component previously reviewed in the City’s <br />“CEQA Guidelines §15183 Consistency Checklist, 1900 Broadway and 847 Woodside <br />Road.” The purpose of this memo is to identify any changes in the conclusions of the City’s <br />Consistency Checklist that may result from the revised 847 Woodside Road project <br />component. For purposes of this memo, the “revised” 847 Woodside Road project <br />component refers to the newly submitted project plans (dated 6/27/24, FORA Architects), <br />and the “previously reviewed” 847 Woodside Road project component refers to the version <br />of the project that has been evaluated for CEQA purposes in the City’s §15183 Consistency <br />Checklist. <br /> <br /> <br /> 2.0 Background <br /> <br />As discussed in the “CEQA Guidelines §15183 Consistency Checklist, 1900 Broadway <br />and 847 Woodside Road” the previously reviewed 847 Woodside project was heard at the <br />April 25, 2024 Special Meeting of the Architectural Advisory Committee (AAC) and the <br />AAC did not recommend the Planning Commission approve the design. While the AAC is <br />an advisory body, the applicant, Eden Housing, voluntarily resubmitted a revised design <br />for the 847 Woodside Road project component. Section 4.0 below provides a more detailed <br />comparison of the previously reviewed project design and the revised project design. <br /> <br /> <br /> 3.0 Revised 847 Woodside Project Component <br /> <br />The revised 847 Woodside Road project component plans show that the project component <br />would be similar to the previously reviewed project component except for several key <br />features. The total number of residential units is reduced from 86 to 72, with the upper <br />floors of the building reduced in both square footage and number of units. The following <br />is a list of the major modifications included in the revised project component plans, taken <br />directly from the plans (“A Development for Eden Housing, Woodside Road Apartments, <br />847 Woodside Road, Redwood City, CA 94061,” Planning Submission 6, FORA <br />Architects, 6/27/24), and the narrative summary prepared by the project architect (“Eden <br />Housing: 847 Woodside Road; Revision Narrative, 6/27/2024”). <br /> <br /> Reduction of residential units from 86 to 72. <br /> Addition of seven parking spaces, by enclosing the podium-level courtyard and <br />removing the ground-level courtyard, increasing parking space from 50 to 57; <br /> Redesign of the podium courtyard to incorporate program/amenities formerly planned <br />for the ground-floor courtyard, including an increase in the podium-level courtyard square <br />footage; <br /> Removal of the dog park at the rear of the site; <br />ATTY/RESO.0074/CC RESO 847 WOODSIDE (CEQA) - EXHIBIT 1 - CEQA CONSISTENCY CHECKLIST <br />REV: 10-23-24 VR <br /> <br />Page 132 of 135
