<br />14 <br />determines that there are any new significant environmental effects not identified in the <br />Focused GPU EIR or substantial increases in the severity of any previously identified <br />significant effects, then additional CEQA analysis would be required as provided for in <br />CEQA Guidelines Sections 15162 and 15163. If there are no new significant <br />environmental effects and no substantial increases in the severity of any previously <br />identified significant effects, then this Consistency Checklist will determine that the project <br />component is consistent with the Focused GPU EIR and no additional CEQA analysis is <br />required. <br /> <br />9. Surrounding Land Uses and Setting <br /> <br />1900 Broadway component: <br />The 1900 Broadway component is located in an urban area of downtown Redwood City. <br />All parcels surrounding 1900 Broadway are developed with commercial uses on <br />Broadway, Main Street, and Walnut Street, and commercial and residential uses on <br />Marshall Street. The project component site is across Broadway from the Main Street <br />Historic District. The site also is across Main Street from 2000 Broadway (originally Bank <br />of San Mateo County), 2020 Broadway (Fitzpatrick Building), and 2022 – 2024 Broadway <br />(originally San Mateo County Building and Loan Association); in addition, southwest of <br />the project component site is 800 Main (Sequoia Hotel) (DTPP p. 30, Historic Resource <br />Preservation Regulations Map; DTPP p. 157, Historic Resources Reconnaissance Survey <br />Map). <br /> <br />847 Woodside Road component: <br />The 847 Woodside project component site is in an urban/suburban area across Woodside <br />Road (SR 84). Parcels surrounding 847 Woodside Road are developed with commercial <br />uses adjacent to the site on the north (including neighborhood‐serving retail and services <br />such as Safeway) and adjacent to residential uses on the east and south, single-family and <br />multi‐unit residential adjacent to the site on the south and east (such as Montecito West <br />Apartments, Gordon Manor and Mosaic Apartments), and other commercial, retail, and <br />office/professional uses to the west of Woodside Road (SR 84). In addition, other <br />residential development is nearby, including single-family, duplex, triplex, and muti- <br />family. <br /> <br />10. Other public agencies whose approval is required (e.g., permits, financing approval, or <br />participation agreement): <br /> <br />1900 Broadway component: <br />None. Development will be subject to entitlements from the City of Redwood City, <br />including a General Plan (GP2021-007; Development Caps for Office) and DTPP <br />Amendment, Downtown Planned Community Permit (DPC2021-010; construction of <br />Office), Vesting Tentative Parcel Map (TM2021-013; lot combination and lot line <br />adjustment), Use Permit (UP2021-020; General Retail and Public Open Space), Affordable <br />Housing Plan with associated documentation and agreements, and Development <br />Agreement. <br /> <br />847 Woodside Road component: <br />None.
