This development is a three-lot subdivision of a single parcel and
the creation of a private roadway. Two of the three new homes were constructed in the first year after
the subdivision of the lot, with the third sitting idly while permits were obtained for improvement of
Cordilleras Creek, and the adjacent hillside.
The construction permit, approved and issued by the City, required the developer to make on-site and
off-site improvements. Improvements included the installation of creek improvements, a looped domestic
water main, sewer services, and a private roadway connecting to Edgewood Road. The total amount of
improvements completed is estimated at $194,614.50.
6.D. - Page 1 of 46
126
