This development is a three-lot subdivision of a single parcel and <br />the creation of a private roadway. Two of the three new homes were constructed in the first year after <br />the subdivision of the lot, with the third sitting idly while permits were obtained for improvement of <br />Cordilleras Creek, and the adjacent hillside. <br />The construction permit, approved and issued by the City, required the developer to make on-site and <br />off-site improvements. Improvements included the installation of creek improvements, a looped domestic <br />water main, sewer services, and a private roadway connecting to Edgewood Road. The total amount of <br />improvements completed is estimated at $194,614.50. <br />6.D. - Page 1 of 46 <br />126
