Annual and Five-Year Development Impact Fee Report
Fiscal Year Ending June 30, 2024
City of Redwood City 29
Approximate Date of Construction
66006(b)(1)(F)
Section 66006 (b) (1) (F) of the Mitigation Fee Act requires an identification of an approximate
date by which the construction of the public improvement will commence if the local agency
determines that sufficient funds have been collected to complete financing on an incomplete
public improvement. The City of Redwood City has determined that there are no public
improvements for which sufficient funds have been collected to complete financing and begin
construction.
Improvements funded with fee revenue are either already under construction and in progress
(see FY 2023-24 Expenditures, Tables 7 through 20) or identified but still waiting for sufficient
funding to accrue before commencing construction (projects identified in Tables 22 through
28.
As of October 2023, Section 66006 has been amended to include Sections 66006 (F) (ii) and
66006 (F) (iii) which requires:
A list of public improvements previously identified in the AB 1600 report (FY 2022/23),
along with confirmation of whether construction started as planned; and,
If construction has not begun by the expected date, an explanation for the delay and a
new estimated start date.
Projects listed in the City's prior AB 1600 report (FY 2022/23) as anticipated for commencement
in FY 2023-24 are presented in Table 21. Details for each project are provided in accordance
with Sections 66006(F)(ii) and 66006(F)(iii). As shown, all projects slated to commence in FY
2023-24 are underway.
Table 21 Compliance with 66006(F)(ii) and 66006(F)(iii)
Proje ct
Comme nce d in
FY 2023-24?
(Y/N)
Re a son for Not
Comme ncing, if
Applica ble
Estima te d Da te of
Proje ct
Comple tion
Funding
Source
Broadway Plaz a Y N/A FY2025/26
Affordable
Housing
Impact Fee
Affordable Hous ing
Pres ervation Program Y N/A Program is ongoing
Affordable
Housing
Impact Fee
Transportation Demand
Management (TDM) Initiation
Cost s
Y N/A FY2025/26
Downtown
Park ing In-
Lieu Fee
Garage Park ing Sys tem
Y N/A
FY2024/25
Downtown
Park ing In-
Lieu Fee
353 Main Street Affordable
Family Apartments Y N/A FY2024/25
Affordable
Housing In-
Lieu Fee
6.A. - Page 38 of 55
43
