Code <br />SUBDIVISION IMPROVEMENT AGREEMENT <br />Stanford Health Care, Block E <br />THIS SUBDIVISION IMPROVEMENT AGREEMENT ("Agreement') is made and <br />entered into on this day of Dec - 6 , 202-14(" Effective Date") by and between Stanford <br />Health Care, a California nonprofit public benefit corporation ("Developer"), and the CITY <br />OF REDWOOD CITY, a charter city and California municipal corporation ("City") <br />(together, the "Parties") with reference to the following facts: <br />RECITALS <br />A. Developer is the current fee owner of that certain real property located <br />within the City of Redwood City, County of San Mateo, State of California, described in <br />Exhibit "A", attached hereto and incorporated herein by reference (the "Property"). <br />B. On December 5, 2023, the Planning Commission of the City of Redwood <br />City adopted, among other approvals, Resolution No. 23-23, approving the Tentative Map <br />TM2019-005, which is part of the Stanford in Redwood City Phase 2 Project ("Project'), <br />prepared by BKF Engineers and dated February 16, 2023 ("Tentative Map"), subject to <br />certain conditions of approval ("Conditions"). <br />C. The Conditions require either (1) that certain public improvements for the <br />Project be constructed prior to approval of the final map ("Final Map"), or (2) that <br />Developer enter into an agreement with City providing for the future construction of such <br />public improvements. <br />D. Developer has submitted the Final Map and applied to City for Final Map <br />approval without having completed the required public improvements and, therefore, will <br />enter into an agreement with City providing for the future construction and installation of <br />such public improvements, as required by Government Code section 66462(a)(1). <br />E. Developer has submitted to City plans, specifications and drawings entitled <br />"Stanford Health Care Block E Site", prepared by BKF Engineers and dated October 7, <br />2024 (the "Improvement Plans"), which, in addition to other improvements, provide for <br />certain on-site public improvements consisting of street and street light improvements, <br />REV: 10-25-24 VR <br />Page 1 of 23 <br />
