Land Donation Alternative — Additional Requirements <br />ATTY/AGR/2024.193.1 —AFFORDABLE HOUSING LAND DONATION AGREEMENT- EXHIBIT B -AFFORDABLE HOUSING PLAN <br />REV: 10-22-24 VR Page 4 of 48 <br />15 <br />Affordable Housing <br />In lieu of paying the Impact Fee, Lane proposes to donate land <br />Alternative <br />pursuant to Sections 29.8 A and 29.8H of the Zoning Code. As <br />detailed in Attachment 3, the proposed land donation satisfies <br />the required findings set forth in Section 29.8H <br />16 <br />Qualifying Designee <br />Eden Housing — See Attachment 4. <br />17 <br />Term Sheet <br />See Attachment 5. <br />18 <br />Value of Property <br />Approximately $9.3 million. See Attachment 6. <br />19 <br />Title Report <br />See Attachment 7. <br />20 <br />Location of Affordable <br />As further detailed in Attachments 3 and 8, the location of Land <br />Units <br />Donation Site meets the standards in Section 29.8(0)(2) —the <br />proposed location for the Affordable units is: <br />A. consistent with the Housing Element, General Plan, and <br />Zoning <br />B. will not cause residential segregation. <br />21 <br />Adequate Size <br />The Land Donation Site is approximately 1 acre and is sufficient <br />size to accommodate 72 units which meets the requirement that <br />the site accommodate the greater of: 40 units (excluding any <br />replacement unit obligations) or at least 27 units which is 110% <br />of the required Affordable units (excluding any replacement unit <br />obligations) based on the current zoning of the site. See <br />Attachment 2 <br />22 <br />Existing Use <br />The Land Donation Site is developed with a chapel structure that <br />will be demolished. See Attachment 8. <br />23 <br />Utilities/Infrastructure <br />The Land Donation Site is served by adequate utilities, streets, <br />public facilities, and other infrastructure suitable to <br />accommodate the required affordable units. See Attachment 3. <br />24 <br />Environmental Constraints <br />The Land Donation Site is free of hazardous materials or other <br />material environmental constraints to the development of <br />affordable housing.
