shall provide marketing in Spanish; <br />(ii) Criteria for determining Resident eligibility, including certification <br />of household income and size, and establishing reasonable occupancy standards (which shall not <br />exceed standards established by state and federal fair housing laws and state housing and building <br />codes) and procedures for screening prospective residents, including obtaining credit reports, <br />unlawful detainer reports, landlord references and criminal background investigations; <br />(iii) A requirement that eligible residents be selected based on order of <br />application, lottery, or other reasonable method approved by the City, subject to the preferences <br />set forth in Section 2.4(c); <br />(iv) A requirement that ineligible applicants be notified of the reason for <br />their ineligibility; <br />(v) Specific procedures through which applicants deemed to be <br />ineligible may appeal this determination; <br />(vi) A requirement that eligible applicants be notified of eligibility and <br />be provided an estimate regarding when an Affordable Unit may be available; <br />(vii) Maintaining a waiting list of eligible applicants for the Affordable <br />Units; <br />(viii) Specific procedures for obtaining documentation regarding <br />prospective residents' incomes, as necessary, to certify that such income does not exceed income <br />limits; <br />(ix) Specific procedures for certification and recertification of household <br />incomes and procedures for handling over -income Resident; <br />(x) A requirement that a written rental agreement be executed with each <br />eligible Resident selected to occupy an Affordable Unit; <br />(xi) A detailed listing of reasonable rules of conduct and occupancy <br />which shall be in writing, shall be consistent with federal and state law, and shall be provided to <br />each Resident upon occupancy; <br />(xii) A parking management plan which details, among other things, how <br />parking spaces will be assigned, how guest parking will be handled and how parking will be <br />managed to encourage Resident to use their assigned parking spaces, and <br />(xiii) Such other requirements and criteria/procedures as the City <br />may determine appropriate. <br />5.3 Maintenance Requirements. <br />(a) The Owner agrees, for the entire Term of this Agreement, to maintain the <br />REV: 10-23-24 JB <br />Page 13 of 20 <br />ATTY/AGR.2024.202/Redwood Crossing LLC (557 E.
