Parcel Map – The Applicant shall obtain approval and record a Parcel Map prior to building <br />permit issuance. The Parel Map shall include the lot configuration and proposed easements <br />and conform to the Subdivision Map Act and Chapter 30 of the Municipal Code. <br />[SDR][ENGINEERING] <br /> <br />22. Agreements - Prior to Parcel Map approval, the Applicant shall enter into the following <br />agreements in a form acceptable to the City Attorney and the Engineering and <br />Transportation Director: [COA][ENGINEERING][HOUSING] <br />a. A Landscape Maintenance Agreement (LMA) for all assigned landscape areas in public <br />rights of way, easements, and/or on property in which the City holds an interest to be <br />maintained. Maintenance items shall include, but are not limited to, planting trees, <br />shrubs, flowers, grass and all appurtenances including irrigation systems and <br />pedestrian scale lighting. <br />b. A Stormwater Treatment Measures Maintenance Agreement (STMMA) for all on-site <br />stormwater treatment measures associated with the project. <br />c. A Subdivision Improvement Agreement (IA) to guarantee the construction and <br />installation of all improvements required of the project and to provide for payment of <br />all City inspection and plan check charges associated with the installation of public and <br />private improvements, including, but not limited to, streets, signage, curb, gutter, <br />sidewalk, sanitary sewers, water, storm drains and street lights. <br />d. Affordable Housing Restrictive Covenant Agreement. Prior to approval of the 920 <br />Shasta Parcel Map, or issuance of any vertical building permit for the 901 El Camino <br />Real Project, whichever occurs first, execute and record the Affordability Covenant in <br />the form attached to the Affordable Housing Land Donation Agreement and a separate <br />Irrevocable Offer to Dedicate Agreement against the property, in a form acceptable to <br />the City Attorney and the Community Development Director. <br />The Affordable Housing Restrictive Covenant Agreement shall incorporate the <br />provisions of the Affordable Housing Plan and codify the following requirements: <br />i. A total of one-hundred (100) units will be constructed consisting of ninety-nine <br />(99) affordable units and one (1) manager’s units. At least forty-eight (48) units <br />will be rented to very low income households with incomes at or below 50 <br />percent Area Median Income, as defined by the Health and Safety Code 50105, <br />and at least fifty-one (51) low income units will be rented to households with <br />incomes at or below 80 percent of the median income, as defined by Health and <br />Safety Code 50079.5, as required by the Redwood City Zoning Code Article 29.2 <br />and State Density Bonus Law under Government Code 65915 (c)(1)(B)(ii). <br />ii. The Affordable Housing Restrictive Covenant Agreement shall also specify that at <br />least 20 percent of the affordable units (20 units) in the development shall be set
