2 <br />22206 920 Shasta <br />Affordable Housing Plan and Density Bonus Request <br />November 5, 2024 <br />The Teen Center/Office Amenity will be used part time by the office tenant(s) and part-time by the <br />Redwood City Parks and Recreation Department during Teen Center hours. It is intended to be used <br />after school for study, art, recreation, education, and other activities. Further questions on how <br />specifically the space will be used, managed, or operated (including the hours/days of operation) <br />should be directed to City staff. For purposes of calculating the affordable housing impact fee and <br />affordable unit obligation, 50% or 3,317.5 sf of the Teen Center/Office Amenity space is included in the <br />calculation. <br />The Affordable Project is all affordable. It includes 100 total units (99 affordable units and 1 manager’s <br />unit). As noted on Sheet G001 of the Project plans, the Affordable Project includes 11 studios at 390 sf <br />each, 38 one bedrooms at 570 sf each, 34 two bedrooms at 830 sf each, 16 three bedrooms at 1,040 sf <br />each, and one manager’s unit at 1,060 sf. <br />The Affordable Project would provide 100 affordable dwelling units in income categories ranging from <br />30 percent AMI to 80 percent AMI. See the table below of the anticipated affordable housing units and <br />their income categories, subject to change depending on final funding sources. <br />AMI City AHO Requirement Proposed <br />Units <br />50% 6 (Very Low) 48 <br />80% 16 (Low Income) 51 <br />120% 9 (Moderate) <br />MGR 1 <br />TOTAL 31 100 <br />As shown, based on the 305,225 sf Office Development plus 3,317.5 sf (or 50%) of the Teen <br />Center/Office Amenity space at 901 El Camino Real, this would translate to 30.85 rounded to 31 <br />affordable dwelling units, with 9 units for households of moderate income, 16 at with households of <br />low income and 6 units for households of very low income. The 920 Shasta project would provide 100 <br />affordable dwelling units, inclusive of the manager’s unit. This would greatly exceed the 31 dwelling <br />units of income restricted dwelling units that the City Code requires. <br />Affordable Housing Impact Fee Alternative: <br />The Affordable Housing Ordinance had a second reading on July 24, 2023. The Ordinance is now in <br />effect. The Office Project will pursue “Option 1. Land Donation” alternative pursuant to the Affordable <br />Housing Ordinance. <br />A Land Donation is the preferred alternative to paying the Affordable Housing Impact Fee (Fee). The <br />Applicant acknowledges that all land donations require approval by the City Council.
