6.3A
remediation that is beneficial to expediting the clean up process. Within the timeframePage 2
of DTSC's approvai of the Removai Action Workpfan (RAW}, one of the key tasks
described in the EOA, Agency staff will issue a request for proposal for development of
the site. The anticipated approval of the RAW is fall 2010.
In addition to the environmental remediation for Bradford, the Downtown Precise Plan
("DTPP") was adopted by the City in May 2007. The DTPP regulates land use and
development by replacing the prior land use and development regulations previously
contained within the Redwood City Zoning Ordinance for a portion of the City that also
includes the Bradford parcels. The DTPP allows greater f[exibili#y to build affordable
housing than the former zoning ordinance. However, a lawsuit and court ruling
reversed the implementation of the DTPP development regulations and new zoning.
The DTPP and its program environmental impact report are currently in revision mode
to address the issues raised in the lawsuit.
ALTERNATIVES
The Agency Board may choose not to extend the period to retain 707 Bradford for one
additional period. As a consequence, the Agency must sell the property and the
moneys from the sale, less reimbursement to the Agency for the cost of the sale, shal!
be deposited in the Agency's LMIHF.
FISCAL IMPACT
There is no fiscal impact to extend the time limit for an additional five years.
. , i" /
 !' ._'..-C.'u-C=' -C.'-..r-G'-'.
Jeannie ung Patricia J.Webb
Redevel ment Proj ct ager Housing and Economic Development
 i Manager

-
Jill a ICP Peter Ingr m, Executive Director
Planni g, Housing and Economic Redevelopment Agency
Deve pment Department Director
ATTACHMENTS
1.
