Code §27383 <br />LANDSCAPE MAINTENANCE AGREEMENT <br />(879 VISTA DRIVE LOT 1) <br />THIS LANDSCAPE MAINTENANCE AGREEMENT ("Agreement") is made and <br />entered into thisZOT"day of -JLALY , 204r("Effective Date"), by and between <br />879 VISTA DRIVE PARTNERS, LLC, a California limited liability company ("Developer"), <br />and the CITY OF REDWOOD CITY, a charter city and California municipal corporation <br />("City") (together, the "Parties") with reference to the following facts: <br />RECITALS <br />A. Developer is the current fee owner of that certain real property consisting of <br />approximately.24acres located within the City of Redwood City, County of San Mateo, <br />State of California, described in Exhibit "A", attached hereto and incorporated herein by <br />reference (the "Property"). <br />B. On March 12, 2024, the Planning Commission of the City of Redwood City <br />adopted, among other approvals, Resolution No. 24-01, approving a residential project, on the <br />Property subject to certain conditions of approval ("Conditions"). <br />C. In compliance with the Conditions, Developer submitted to City landscaping <br />plans for the Property frontage ("Plans"), which have been approved by City. The Plans <br />provide for installation of certain landscaping and walkway ("Improvements") within the <br />frontage along Vista Drive ("Maintenance Area") as the Improvements and Maintenance <br />Area are more specifically shown on Exhibit "B", attached hereto and incorporated by this <br />reference as if fully set forth herein. <br />D. Developer has submitted a parcel map for the Property, which has been <br />reviewed by the City Engineer and is being approved concurrently with this Agreement <br />("Parcel Map"). <br />E.
