LEGAL DESCRIPTION <br />EXHIBIT "A" <br />APN: 059-153-070 <br />PORTION OF LOTS 2 AND 3 as shown on that certain map entitled "MAP OF OAKWOOD <br />PARK, SAN MATEO CO. CAL., BEING PART OF THE MC EVOY TRACT IN THE <br />RANCHO' DE LAS PULGAS", filed in the office of the County Recorder of San Mateo County <br />on February 4, 1904 in Book "C" of Original Maps at page 33 and copied into Book 3 of Maps at <br />page 20, described as follows: <br />BEGINNING at a point on the southeasterly boundary of property conveyed in Dino Pardini and <br />wife, by Deed recorded August 21, 1940 in Book 906 of Official Records at page 347, said point <br />of beginning being the following courses and distances from the most westerly corner of said lot <br />3 in the center of Oakwood Boulevard East, South 55° 21' East 50.16 feet, North 34° 29' East 20 <br />feet and southeasterly along a curve to the right from a tangent bearing South 55° 21' East with a <br />radius of 218 feet an arc distance of 114.13 feet, more or less, to said southeasterly boundary of <br />property so conveyed to Pardini, thence along said boundary North 32° 30' East 149.26 feet to said <br />point of beginning, thence continuing along said boundary North 320 30' East 125.12 feet to the <br />most westerly corner of that certain parcel of land conveyed to Dino Pardini and wife, by Deed <br />dated April 28, 1945 and recorded April 30, 1945 in Book 1178 of Official Records at page 161; <br />thence along the southwesterly and southeasterly boundaries of said parcel South 57° 30' East 7 <br />feet and North 320 30' East 70.83 feet to the northeasterly boundary of said Lot 3; thence along <br />the northeasterly boundary of said Lot 3 and Lot 2, South 47° 59' East 76.62 feet; thence South <br />320 28' 40" West 186.24 feet; thence North 55° 27' West 82.70 feet to the point of beginning. <br />TOGETHER WITH a right of way for ingress and egress and for the installation, operation and <br />maintenance of public utilities over a strip of land of a uniform width of 15 feet lying along and <br />northwesterly of the following described line, beginning at the point of intersection of the easterly <br />line of Oakwood Boulevard East, with the southeasterly line of property conveyed by Deed to <br />Dino Pardini and wife, recorded August 21, 1940 in Book 906 of Official Records at page 347, <br />Records of San Mateo County, California, said point of beginning being the following courses and <br />distances from the most westerly corner of said Lot 3 in the center of Oakwood Boulevard East, <br />South 55° 21' East 50.16 feet, North 34° 29' East 20 feet and southeasterly along a curve to the <br />right from a tangent bearing South 55° 21' East with a radius of 218 feet, an arc distance of 114.13 <br />feet, more or less, to said point of intersection and point of beginning; thence along said <br />southeasterly line of property so conveyed to Pardini, North 32° 30' East 176 feet. <br />ATTY/AGR.2025.166/Stephanie Anne Marie Sargent (JADU 425 E OAKWOOD BLVD) (Page 4 of 4) <br />
