Façade Revisions. <br />In working to make the project financially feasible, the applicant is looking into minor value <br />engineering changes that maintain the design integrity. The applicant continues to work with the <br />same architect from the project entitlement and has met with staff a few times to discuss options. <br />Staff believe that the proposed façade revisions are minor and that they maintain the look, feel, <br />and quality of the original entitlement. Changes include revised exterior façade siding, window, <br />and balcony materials that maintain the same appearance (see Figure 2 below). <br />FIGURE 2: BEFORE AND AFTER FAÇADE REVISIONS <br />EQUITY IMPACT STATEMENT <br />Facilitating the construction of housing and, in particular affordable housing, helps address disparities in <br />access to housing for all income levels and contribute towards the City meeting its Regional Housing Needs <br />Allocation (RHNA) goals, consistent with the adopted Housing Element. More specifically, the project <br />would help the City meet 12% of its overall RHNA goal including 6% of its extremely low/very low RHNA <br />goal and 6% of its moderate income RHNA goal. The project is an infill mixed-use project that would <br />provide much-needed housing at all income levels and is also located on El Camino Real, within Redwood <br />City’s downtown, providing convenient access to services, transportation, retail and recreation.
