Page 2 of 12 <br /> <br /> <br />2.0 Proposed Affordable Units (Parcel A and D) <br />The original Plan, approved in 2020, met the residential and commercial affordable housing requirements by <br />providing a total of 109 affordable units across Parcels A and D. A portion of the commercial obligation was <br />satisfied through the completion of Parcel F, which includes 38 affordable units and 1 on-site manager's unit. <br /> <br />Under this revised Plan, HSR proposes a combination of: <br />• Providing affordable units on-site in Parcels A and D <br />• Paying an affordable housing impact fee of $5,822,001 to satisfy the remaining commercial obligation. <br /> <br />The impact fee will be paid to the City before the final certificate of occupancy is issued for the last office building <br />(Building C). HSR is also utilizing the City’s equivalency ratios to provide fewer units but at a deeper affordability. <br />As a result, the revised Plan proposes a total of 81 affordable units across Parcels A and D. <br /> <br />The table below compares the proposed number of affordable units in the original and revised proposal. HSR <br />intends to utilize the City’s AHO incentive program, which will get approved administratively if building permits <br />are issued prior to June 30, 2027. <br /> <br />8.B. - Page 36 of 120 <br />199
