EXHIBIT B
PROPOSED SCHEDULE OF IMPROVEMENTS
Ten-year restoration and maintenance plan:
Year 1: Removing the carpet in the primary bedroom to restore the original oak hardwood floor
underneath which matches the original oak hardwood of the stairs and upstairs hall. Refinishing
mahogany hardwood floor in living room. Refinishing teak hardwood in hall and dining room.
Year 2: Foyer floor requires repairs to grout and perhaps some tiles. This may require specific
historic artisans from SoCal since every local quality tile person/company we have had look at
the floor states that such a job is out of their expertise. However, we believe if the Sistine Chapel
can be restored, so can our magnificent floor.
Year 3: Restoring the original built-in, pull down screens. Additionally, the doors leading to the
fountain courtyard have sliding hidden screens that could use some TLC.
Year 4: Maintenance work on all 3 “French” style doors. We have all the original skeleton keys to
all the door locks… and they all work! The doors themselves need some special restoration to the
wood and adjustments to maintain smoothness of operation.
Year 5: Preserving and maintenance to all ironwork features. Reinstalling exterior window
ironwork to its intended placements.
Year 6: Replacing the garage door with a period-appropriate carriage-style door.
Year 7: Repairing the driveway dowel pocket gate to its original functionality.
Year 8: Restoring pully operations to foyer and dining room windows.
Year 9: Restore downstairs bathroom floor tile to period appropriate tile (will use original style tile
if able to find it).
Year 10: Front door lock/handle maintenance. (This may need to take place a little earlier)
Ongoing maintenance: Interior and exterior paint, interior and exterior natural wood, and other
things that just seem to come up with loving an older home.
ATTY/AGR.2025.285/Mills Act Contract (979 Arlington Road) (Page 9 of 11)
ATTY/RESO.0105/PC RESO 979 ARLINGTON ROAD (LOCAL HISTORIC LANDMARK & MILLS ACT CONTRACT) - EXHIBIT A
10/28/25 VR
9.A. - Page 244 of 247
502
