REV: 11-21-25 LF <br />e.Identify special equipment and systems, site and off-site requirements, <br />security zones, and other factors Consultant or City Staff consider <br />relevant to the Project. <br />3.Prepare and submit a draft engineering program for City Staff’s review, <br />comment, and acceptance. <br />4.Based on City Staff’s comments to the Draft Architectural Program, <br />prepare and submit a final Architectural Program including the following <br />additional items: <br />a.A proposed Project Schedule; <br />b.Conceptual Project Budget; in format specified by City Staff; <br />(1) Develop Budget by applying unit costs and other standard cost data <br />to space and facilities requirements; <br />(2) Include all foreseeable Project costs including design, construction, <br />utilities connections, off-site improvements, permits, fees, furniture, <br />and moveable and installed equipment; and, <br />(3) Incorporate City Staff’s estimates for costs of land, rights-of-way, <br />special studies, approval and permit fees required by agencies to <br />file or check any item, and other costs that are City Staff's <br />responsibility. <br />B.Schematic Design Phase <br />1.Based on the City Staff-accepted final Architectural Program, prepare <br />Schematic Design documents, and provide specific deliverables, as <br />described below: <br />a.Perform an investigation of the Project site to evaluate design and <br />construction “factors” such as: <br />(1) Load capacity of existing utility systems and the effects of new <br />construction/building renovation on the capacity of these systems; <br />(2) Presence of underground utilities that might interfere with <br />construction efforts; <br />(3) Presence of sub-surface obstructions and/or above-ceiling or <br />behind wall obstructions (in existing buildings) that would interfere <br />with the construction/renovation; and, <br />(4) Performing a condition assessment of utility systems to include <br />video evaluation of piping, assessing future maintainability of <br />systems in order to evaluate repair/replacement/leave-in-place <br />options, etc. <br />b.Schematic drawings and study models, if appropriate, to indicate the <br />size, shape, and relationship of all spaces and systems involved in the <br />Project, including basic structural, mechanical, plumbing, and electrical <br />systems. These documents must clearly show site plans, off-site <br />improvements if needed, all elevations, floor plans of individual floors, <br />and sections to demonstrate the building construction and spaces in <br />both plan view and section; <br />c.Perspective drawings, if needed to convey the designer’s intent; <br />ATTY/AGR.2025.320/YEI Engineers, Inc.
