Corner of Maple and Lathrop Streets <br />Redwood City, California <br />Dear Mr. Heisinger: <br />At your request and authorization, Carneghi-Nakasako & Associates has appraised the real <br />property at the southeast corner of Maple Street and Lathrop Street in Redwood City, California <br />and identified by the San Mateo County office as Parcel Number 053-185- <br />030.As you know, Carneghi-Nakasako & Associates previously provided an opinion of the <br />market value of this same property in an Appraisal Report identified as 2023CNA158, dated <br />February 2, 2024, and having a date of value of January 26, 2024. <br />The subject property consists of a single legal parcel containing approximately 10,973 gross <br />square feet of land area. The parcel is irregularly shaped with generally level topography. <br />However, there is an approximate 32-foot-wide storm drain easement near the southern end of <br />the subject property that reduces its overall usable area. This easement is improved with a <br />concrete-lined channel containing Redwood Creek, and <br />culvert access, the usable area of the parcel reduces to about 4,469 square feet, based on a <br />. <br />8.K. - Page 41 of 105 <br />291
