No obvious <br />signs of contamination were observed upon physical inspection of the <br />subject property. However, valuation of the subject property is based on <br />the general assumption that there are no hidden or unapparent conditions <br />of the property, subsoil, or structures, which would render it more or less <br />valuable. The appraiser assumes no responsibility for such conditions, or <br />engineering, which might be required to discover such factors. It is <br />assumed that no soil contamination exists because of chemical drainage or <br />leakage in connection with any production/operation (current or historical) <br />on or near the subject property. <br />3. Plot plans and maps are included to assist the reader in visualizing the <br />property. Information, estimates, and opinions furnished to the appraiser, <br />and contained in the report, were obtained from sources considered <br />reliable and believed to be true and correct. However, no responsibility for <br />accuracy of such items furnished the appraiser is assumed by the <br />appraiser. <br />4. All information has been checked where possible and is believed to be <br />correct, but is not guaranteed as such. <br />5. The appraiser is not required to give testimony or appear in court in <br />connection with this appraisal unless arrangements have been previously <br />made. <br />6. Possession of this report, or a copy thereof, does not carry with it the right <br />of publication.
