Parcel Description <br />The subject property consists of a single legal parcel containing approximately <br />10,973 gross square feet of land area. A legal description of this parcel is <br />contained in a 2012 Grant Deed, displayed in the Addenda. <br />Map showing the subject and surrounding properties is displayed on the following <br />page. The subject parcel is irregularly shaped with generally level topography. As <br />shown in the aerial view below, taken from Google Earth, <br />approximate boundaries in red, the southern portion is encumbered with a <br />concrete channel, or culvert, which contains Redwood Creek. <br />This culvert is an approximate 32-foot-wide storm drain easement near the <br />southern end of the subject property that reduces its overall usable area. This <br />easement is improved with a concrete-lined channel containing Redwood Creek, <br />and reduces the usable area of the site to about 4,469 sq ft after accounting for the <br />ased on a plat map prepared <br />for the City of Redwood City, and <br />displayed in the Addenda as Exhibit B.
