Appraisal: APN 053-182-030, S.E. Corner of Maple & Lathrop Streets, Redwood City, Calif.Page 20 <br />2025CNA112 <br />The subject parcel includes approximately 193 feet of frontage along Maple Street <br />and about 165 feet of frontage along Lathrop Street. Each of these public streets is <br />60 feet in width and supports one travel lane <br />frontages. These frontages have curb and gutter, and a partial sidewalk at the <br />intersection only. On the date of value, there was a below grade utility project <br />occurring along the Lathrop St frontage. Following this utility project the subject <br />is likely to have new curb/gutter, and possibly sidewalk. As of the date of value, <br />the subject parcel had one curb cut onto Lathrop St. Based on its shape, frontages, <br />The subject parcel is unimproved aside from some partial perimeter fencing, trees <br />along the street frontages, and some irrigated landscaping near the culvert along <br />Maple Street. As noted above, the subject appeared to be supporting a <br />construction staging area on the date of value for the adjacent Elco Yards <br />development to the southeast.It was an extraordinary assumption of this <br />appraisal that there is no temporary construction easement or license allowing <br />for use of the subject property. <br />B. Utilities <br />All utilities, including electricity, water, natural gas, sewer, and telephone, are <br />stubbed to the site or available in the adjacent public rights-of-way. <br />C. Preliminary Title Report, Easements, Encroachments, and Encumbrances <br />A preliminary title report or condition of title guarantee covering the subject was <br />not available. The only known easement is the storm drain easement along the <br />southern boundary which is about 32 feet in width. We did not note any other <br />easements affecting the subject parcel. No responsibility is assumed for legal <br />matters.Valuation of the subject property is based on the extraordinary <br />assumption that title to the property is marketable and free and clear of any liens, <br />easements, encumbrances, encroachments, and special assessments, other than <br />those identified in this report. <br />D. Assessed Valuation and Real Estate Taxes <br />The subject property is not assessed for ad valorem tax purposes as it is owned by <br />a public entity. In this appraisal, real estate taxes were not an issue that affected <br />my opinion(s). Transfer of this land to private ownership would result in <br />8.K. - Page 68 of 105 <br />318
