The existence of sufficient variety in the design of the structure and grounds <br />to avoid monotony in the external appearance. <br /> <br />The building is designed in a Mediterranean style and utilizes articulated <br />elevations, varied roof heights and a mix of materials to break up the massing, <br />height, and scale. The building contains numerous and well-proportioned windows, <br />openings, and glazing. The massing would utilize material transitions, recesses, <br />and bump outs for architectural interest and to break up the massing. <br /> <br />B. The size and design of the structure shall be considered for the purpose of <br />determining that the structure is in proportion to its building site and that it <br />has a balance and unity among its external features so as to present a <br />harmonious appearance. <br /> <br />The building is designed with a consistent architectural style throughout each <br />elevation, is well-proportioned, and allows for landscaping and open space at the <br />building’s perimeter and interior courtyard area, which creates a balanced and <br />harmonious appearance. The proposal provides articulated elevations, mixed <br />earth tone colors and materials, varied roof heights, and mixed entry styles to <br />provide visual interest. The Project complies with applicable development <br />standards that address massing and lot coverage, resulting in a design which is <br />proportional to the site. <br /> <br />C. The extent to which the structure conforms to the general character of other <br />structures in the vicinity insofar as the character can be ascertained and is <br />found to be architecturally desirable. <br /> <br />The Project site is located in the Mixed-Use Corridor and Mixed-Use Transitional <br />zoning districts. The multi-family residential project is compatible and would <br />complement surrounding urban commercial uses and other adjacent residential <br />uses, such as the Radius apartments located adjacent to the project. In addition, <br />the building is designed with quality exterior materials and conforms to the urban <br />environment of the area. <br /> <br />D. The extent to which excessive ornamentation is to be used and the extent to <br />which temporary and second-hand materials, or materials which are <br />imitative of other materials, are to be used. <br /> <br />The Project does not utilize excessive decorative ornamentation and utilizes high <br />quality exterior materials including stucco, clay roofing, metal screens, awnings, <br />and panels and Mediterranean decorative tile accents. The materials are not <br />temporary, second-hand, or imitative. <br />
