[COA] [ENGINEERING] <br />38.Arborist Tree Survival Report -To document tree survival, the Applicant shall submit a <br />report from a qualified arborist for the trees included in the Landscape Maintenance <br />Agreement to the City Arborist describing the health of the newly planted trees and the <br />existing trees that remained during construction. Said report shall be submitted either at <br />the City’s request or otherwise every two (2) years after construction completion for the <br />next ten (10) years, whichever is sooner. The report shall include a map and list of the tree <br />species, location, size (DBH) and height, condition, extent of root zone, and any relevant <br />observations such as bioswales or suspended pavement systems. If there is a lack of <br />agreement about the condition of the tree(s), a second report by a second arborist from a <br />different company shall be submitted. Trees determined to be in poor condition or dying <br />shall be replaced in kind (unless cause of death requires a different tree species) by the <br />project within 90 days of determination. Environmental Site Assessment - The Applicant shall submit a Phase I Environmental Site <br />Assessment report, and Phase II Environmental Site Assessment report if warranted by the <br />Phase I report, for the project site for review and approval by the City. The report(s) shall <br />be prepared by a qualified environmental assessment professional and include <br />recommendations for remedial action, as appropriate, for hazardous materials. The project <br />applicant shall implement the approved recommendations and submit to the City evidence <br />of approval for any proposed remedial action and required clearances by the applicable <br />local, state, or federal regulatory agency prior to the beginning of building construction. <br />[COA][Planning] <br />Utility Infrastructure Improvements <br />40. Conformance with the City’s Engineering Standards –All public improvements shall be <br />designed and constructed in accordance with the City’s Engineering Standards. <br />[SDR][ENGINEERING] <br />41. Encroachment Permits – The Applicant shall obtain an Encroachment Permit from the <br />Engineering and Transportation Director for work listed below. This permit shall be <br />obtained prior to the commencement of construction of the road, utilities, or any site <br />improvements. [SDR][ENGINEERING] <br /> Work in the City public right-of-way, easements or property in <br />which the City holds an interest. <br /> Work requiring a grading permit. Grading permits require a Plot <br />and Finished Grading Plan prepared by a California-registered Civil <br />Engineer. <br /> Work requiring on-site shoring which affects the public right of way <br /> Work using the public right-of-way for any fixed structure (awnings, <br />roof overhangs, fixed planters, etc.). Insurance, meeting the City’s <br />standards, is required. This permit will be recorded against the <br />property.
