ATTY/RESO.0126/PC RESO 1320 MARSHALL STREET PROJECT <br />REV: 12-10-25 VR <br />Page 2 of 7 <br />requesting one concession to allow affordable unit sizes that are approximately 300 <br />square feet smaller than the smallest market rate units, and is also requesting two waivers <br />related to development standards for ground floor transparency and linear distance of <br />entrance on Marshall Street frontage; and <br /> <br />WHEREAS, the Project is not requesting any additional density pursuant to SDBL; <br />and <br /> <br />WHEREAS, on September 4, 2025, the Architectural Advisory Committee (AAC) <br />of the City of Redwood City conducted a public hearing to consider the proposed project <br />and voted 4-0 to recommend that the City’s Planning Commission (“Planning <br />Commission”) approve the Project; and <br /> <br />WHEREAS, pursuant to Article 41 of the Redwood City Zoning Code, the Planning <br />Commission shall review all applications involving new building construction exceeding <br />three stories or 35 feet in height; and <br /> <br />WHEREAS, on December 5, 2025, at least ten days before to the hearing date, a <br />notice of the Planning Commission hearing was mailed to owners and occupants within <br />300 feet of the project site, emailed to interested parties, published in the San Mateo Daily <br />Journal, and posted on the City’s website in accordance with applicable state and local <br />law; and <br /> <br />WHEREAS, on December 16, 2025, the Planning Commission held a duly noticed <br />public hearing in accordance with all applicable requirements to review the Project and <br />supporting materials; and <br /> <br />WHEREAS, on December 16, 2025, the Applicant, adjacent neighbors and all <br />other interested parties were given the opportunity to participate in the public hearing <br />through oral testimony and the submittal of written comments; and <br /> <br />WHEREAS, on December 16, 2025, the Planning Commission fully reviewed, <br />considered, and evaluated the staff report prepared for the Project including the <br />attachments to the staff report, oral and written public testimony, and all other documents <br />and evidence in the public record for the Project. <br /> <br />NOW, THEREFORE, BE IT RESOLVED THAT THE PLANNING COMMISSION <br />OF THE CITY OF REDWOOD CITY HEREBY FINDS AS FOLLOWS: <br /> <br />Section 1. The recitals set forth above are true and correct and are incorporated <br />herein by these references as if fully set forth in their entirety. <br /> <br />Section 2. The Planning Commission, having independently heard, considered, <br />and weighed all the evidence in the record, finds that the above recitals are accurate and <br />constitute findings in this matter and, together with the staff report and the application <br />materials, including without limitation the CEQA determination, and all other documents,
