Levee Improvements include both portions of the Original Seaport Centre Levee and new <br />improvements contemplated by the Levee Improvement Project. <br />NOW THEREFORE, in consideration of the mutual promises, approvals, and covenants <br />made by the parties and other considerations, the value, adequacy and receipt of which are <br />hereby acknowledged, the parties agree as follows: <br />Grantor hereby grants to City the real property improvements in the City of Redwood <br />City, County of San Mateo, State of California, consisting of the flood protection devices <br />including without limitation levees, seawalls, rip rap slope protection, earthen berms and <br />embankments, transmission tower footings to accommodate said flood protection, integrated <br />concrete gutters and walkways, and storm drain backflow prevention devices within the real <br />property described in Exhibit A and depicted in Exhibit B attached hereto and incorporated <br />herein, and all appurtenances thereto, including all such flood protection devices to the extent <br />they may extend into the adjoining real property identified as Assessor Parcel Number 054-320- <br />550, subject to matters of record, which improvements are and shall remain real property <br />("Current Levee Improvements"). <br />Nothing in this Grant Deed shall be deemed to subordinate City's rights in the Original <br />Seaport Centre Levee to any lease, easement, lien, or other encumbrance that may have been <br />recorded after the Original Grant Deed and before this Grant Deed. <br />Dated: 60,90a, 3),Zoz5r <br />GRANTOR: <br />HCP LS REDWOOD CITY, LLC, <br />a Delaware limited liability company <br />By: <br />Name: Scott Bohn <br />Title: Chief Development Officer <br />[signature must be notarized] <br />2025.276.4 - GRANT DEED, LEVEES, HCP PROPERTY <br />REV: 10-15-25 VR <br />
