During Lease Year 1 through Lease Year 5 tenant shall use its best efforts <br />to discharge Minimum Annual Guaranteed tonnage of 800,000 metric tons per <br />year. During Lease Year 1, Tenant shall pay Landlord a Minimum Annual <br />Guaranteed Rate of $0.75 per metric ton for wharfage and facilities usage <br />charges. <br />The Minimum Guaranteed Rate per Metric Ton for wharfage and facilities <br />usage charges shall be adjusted yearly on the Anniversary Date (January 1) <br />using the Index. <br />The PPI adjustment for Lease Year 2 through Lease Year 5 shall be the <br />overall PPI change as compared to the Beginning PPI Index in Lease Year 1 <br />(First Base Year), which will be the First Base Year Beginning PPI Index. <br />The Minimum Annual Guaranteed Rate per Metric Ton for Lease Year 2 <br />through Lease Year 5 shall thereafter be adjusted yearly on the Anniversary <br />Date (January 1) using the Index. The Minimum Annual Guaranteed Rate per <br />Metric Ton shall be calculated by dividing the Current Lease Year Beginning PPI <br />Index by the First Base Year Beginning PPI Index, and multiplying the resulting <br />factor by the First Base Year Minimum Annual Guaranteed Rate per Metric Ton. <br />During Lease Year 6 through Lease Year 10 tenant shall use its best <br />efforts to discharge Minimum Annual Guaranteed tonnage of 1,000,000 metric <br />tons per year. During Lease Year 6, Tenant shall pay Landlord a Minimum <br />Annual Guaranteed Rate of $0.85 per metric ton for wharfage and facilities <br />usage charges.
