It includes both commercial and residential uses as well as active ground <br />floors, shopping, dining, and entertainment. Existing development patterns and the District’s <br />adjacency to the Caltrain station allow for an urban form that includes higher density mid- <br />and high-rise development than in the Downtown Core and an urban form character that is <br />distinctly unique from it. Streetscape and public space enhancements on Broadway ensure <br />that it continues to be the center of public life in the Transit District. <br />Innovation & Incubation District – The eastern corner of the Plan Area, which is currently the <br />location of a variety of industrial, commercial, and research and development uses, is <br />reimagined as the Innovation and Incubation District, a mixed-use area with a focus on <br />employment uses such as startups, advanced manufacturing, makers, research centers, and <br />creative businesses within mid-rise development typologies.
