EXHIBIT B <br />PROPOSED SCHEDULE OF IMPROVEMENTS <br />Ten-year restoration and maintenance plan: <br />Year 1: Removing the carpet in the primary bedroom to restore the original oak hardwood floor <br />underneath which matches the original oak hardwood of the stairs and upstairs hall. Refinishing <br />mahogany hardwood floor in living room. Refinishing teak hardwood in hall and dining room. <br />Year 2: Foyer floor requires repairs to grout and perhaps some tiles. This may require specific <br />historic artisans from SoCal since every local quality tile person/company we have had look at <br />the floor states that such a job is out of their expertise. However, we believe if the Sistine Chapel <br />can be restored, so can our magnificent floor. <br />Year 3: Restoring the original built-in, pull down screens. Additionally, the doors leading to the <br />fountain courtyard have sliding hidden screens that could use some TLC. <br />Year 4: Maintenance work on all 3 "French" style doors. We have all the original skeleton keys to <br />all the door locks... and they all work! The doors themselves need some special restoration to the <br />wood and adjustments to maintain smoothness of operation. <br />Year 5: Preserving and maintenance to all ironwork features. Reinstalling exterior window <br />ironwork to its intended placements. <br />Year 6: Replacing the garage door with a period -appropriate carriage -style door. <br />Year 7: Repairing the driveway dowel pocket gate to its original functionality. <br />Year 8: Restoring pully operations to foyer and dining room windows. <br />Year 9: Restore downstairs bathroom floor tile to period appropriate tile (will use original style tile <br />if able to find it). <br />Year 10: Front door lock/handle maintenance. (This may need to take place a little earlier) <br />Ongoing maintenance: Interior and exterior paint, interior and exterior natural wood, and other <br />things that just seem to come up with loving an older home. <br />REV: 10-23-25 VR <br />ATTY/AGR.2025.285/Mills Act Contract (979 Arlington Road) (Page 9 of 11) <br />
