a. In the event of damage by a Covered Cause of Loss to a building that is Covered Property, we <br />will pay: <br />(1) Coverage for Loss to the Undamaged Portion of the Building <br />For loss of any undamaged portion of the building resulting from the enforcement of an <br />ordinance or law that requires demolition of such undamaged portions of such buildings. <br />Such loss of the undamaged portion of the building is included within the Limit of Insurance <br />shown in the Declarations as applicable to the covered building. This Additional Coverage <br />does not increase the Limit of Insurance. <br />Payment for the undamaged portion of the building under this Additional Coverage will be on <br />the same valuation basis applicable to the physically damaged portion of the building. <br />(2) Demolition Cost Coverage <br />The cost to demolish and clear the site of the undamaged portions of the building referenced <br />in (1) above. <br />Paragraph E. 5. d. Loss Payment Property Loss Condition does not apply to Demolition <br />Cost Coverage. <br />The most we will pay in any one occurrence under this Additional Coverage is $100,000 at <br />each described premises. <br />This Limit of Insurance is in addition to and in excess of any other Limit of Insurance that may <br />be provided by this policy for this coverage. <br />(3) Increased Cost of Construction — Building <br />The increased costs incurred to: <br />(a) Repair, rebuild or replace damaged portions of the building; and <br />(b) Rebuild or replace undamaged portions of the building, whether or not demolition is <br />required; <br />when the increased costs result from enforcement of the minimum requirements of the <br />ordinance or law. <br />However: <br />(a) This coverage applies only if the repaired, rebuilt or replaced portions of the building are <br />intended for occupancy similar to that which existed immediately prior to the loss or <br />damage, unless such occupancy is not permitted by zoning or land use ordinance or law. <br />(b) We will not pay for the increased cost of construction if the building is not repaired, rebuilt <br />or replaced. We will not pay for the increased cost of construction for that portion of the <br />construction that exceeds the minimum requirements of the ordinance or law. <br />Paragraph E.5.d. Loss Payment Property Loss Condition does not apply to this Additional <br />Coverage. <br />This Additional Coverage replaces the Additional Coverage for Increased Cost of <br />Construction. <br />The most we will pay in any one occurrence under this Additional Coverage is $100,000 at <br />each described premises. <br />(4) Increased Cost of Construction — Tenants' Improvements and Betterments <br />The increased costs incurred to repair, rebuild or replace tenant's improvements and <br />betterments, as described in Paragraph A.1.b.(3), when the increased costs result from <br />enforcement of the minimum requirements of the ordinance or law. <br />The most we will pay in any one occurrence under this Additional Coverage is $25,000 at <br />each described premises. <br />Paragraph E.5.d.
