No. 1130, as Amended; the "Zon. Ord.") for the construction <br /> of a 2100 square foot house (the "Project") proposed to be located at 3738 <br /> Laurel Way, Redwood City (the "Property"), oral testimony having been heard, <br /> documentary material having been received, and the opportunity to be heard <br /> having been given to all persons present, the Council of the City of Redwood City <br /> hereby finds, concludes, and determines as follows: <br /> <br /> FINDINGS <br /> <br /> 1. The Property is located in the RH (Residential Hillside) Zoning District. <br /> Pertinent to the herein proceedings, the RH Zoning Distdct regulations require (i) <br /> a minimum building site area of 10,000 square feet, except to the extent <br /> additional building site area requirements pertain under Zon. Ord. Section 32.2, <br /> "Supplementary Lot Area Requirements for Sloping Sites," (Zon. Ord. § 4.6); (ii) <br /> a minimum front yard (setback) depth of 25 feet (Zon. Ord. §4.9a); (iii) a <br /> minimum average lot width of 60 feet (Zon. Ord. § 4.7); and (iv) a minimum 35 <br /> foot frontage on a public street (Zon. Ord. § 4.7). <br /> 2.
