22206 920 Shasta <br />Affordable Housing Plan and Density Bonus Request <br />November 5, 2024 <br />enclosed survey included in Exhibit A and in the calculations above. The project provides <br />68 units more than the requirement. <br />Teen Center/Office Amenity: Below please find the details requested on the Teen <br />Center/Office Amenity (Intended Use and Operator). <br />The Teen Center/Office Amenity will be used part time by the office tenant(s) and part- <br />time by the Redwood City Parks and Recreation Department during Teen Center hours. It <br />is intended to be used after school for study, art, recreation, education, and other activities. <br />Further questions on how specifically the space will be used, managed, or operated <br />(including the hours/days of operation) should be directed to City staff. For purposes of <br />calculating the affordable housing impact fee and affordable unit obligation, 50% or <br />3,317.5 sf of the Teen Center/Office Amenity space is included in the calculation. <br />The Affordable Project is all affordable. It includes 100 total units (99 affordable units and <br />1 manager's unit). As noted on Sheet G001 of the Project plans, the Affordable Project <br />includes 11 studios at 390 sf each, 38 one bedrooms at 570 sf each, 34 two bedrooms at <br />830 sf each, 16 three bedrooms at 1,040 sf each, and one manager's unit at 1,060 sf. <br />The Affordable Project would provide 100 affordable dwelling units in income categories <br />ranging from 30 percent AMI to 80 percent AMI. The <br />920 Shasta project would provide 100 affordable dwelling units, inclusive of the manager's <br />unit.
