In the event of other emergencies (such as <br />a localized fire, plumbing leak or other event causing damage to the Premises, etc.), City <br />may enter the Leased Premises without consent or prior notice. Lessee shall provide the <br />current working key to the leased premises to City. Except for an emergency, entry shall <br />be made during regular business hours. <br /> <br />13. Binding on Successors. This Lease is and shall be binding upon the heirs, <br />executors, administrators, successors and assigns of the respective parties hereto. <br /> <br />14. Insurance. <br /> <br />14.1. Liability Insurance. <br /> <br />(a) Lessee shall, at Lessee’s expense, obtain and keep in force <br />during the term of this Lease a policy of combined single limit bodily injury <br />insuring against any liability arising out of Lessee’s use or occupancy of the <br />Premises and all areas appurtenant thereto. Such insurance shall be a <br />combined single limit policy in an amount not less than Two Million Dollars <br />($2,000,000). The policy shall insure performance by Lessee of its <br />indemnity provisions of this Lease. The limits of said insurance shall not, <br />however, limit the liability of Lessee hereunder. The City and its agents, <br />employees and officials shall be named as additional insureds on said policy <br />and Lessee shall provide the City with a certificate of said insurance <br />coverage. <br /> <br />(b) City shall, at City’s expense, obtain and keep in force during <br />the term of this Lease a policy of combined single limit bodily injury insuring <br />against any liability arising out of City’s maintenance, use, or occupancy of <br />the Premises and all areas appurtenant thereto. Such insurance shall be a <br />combined single limit policy in an amount not less than Two Million Dollars <br />($2,000,000). The policy shall contain cross liability endorsements and shall <br />insure performance by City of its indemnity provisions of this Lease. The <br />limits of said insurance shall not, however, limit the liability of City <br />hereunder. Lessee and its agents, employees and officials shall be named <br />as additional insureds on said policy and City shall provide Lessee with a <br />certificate of said insurance coverage. <br /> <br />14.2. Property Insurance. City shall procure, pay for and maintain in <br />effect policies of property insurance covering the Premises and all areas <br />appurtenant thereto in an amount not less than 100% of their actual replacement <br />cost of the Premises, providing protection against all risks of physical loss or <br />damage.
