•Substantial renovation means repair or renovation that <br />–(1) brings into compliance with applicable health and safety laws <br />–(2) cannot be performed while the tenant lives there, and <br />–(3) improves the property by prolonging its useful life or adding value <br />•Must offer any vacant unit as an alternative <br />•Generally, cannot evict during school year, if tenant has: <br />–Child under age 21 or an educator; and <br />–Lived in unit for at least 12 months <br />•Must provide a tenant safety plan for City approval prior to starting construction <br />•For construction less than 30 days, must provide optional short-term relocation <br />–Tenant continues to pay rent <br />–$200/day per household for hotel <br />–$50/day per occupant for meals <br />•Right to return provisions do not expire and is applicable to any successor owners <br />19 of <br />Substantial Renovation Requirements
