Economic & Planning Systems, Inc.6 <br />JUST CAUSE EVICTION - WHAT WOULD CHANGE? <br />The City’s Tenant Protection Ordinance (TPO) and State law <br />already require just cause eviction and State law determines <br />time-frame, evidence, and legal proceedings for enforcement <br />Proposed Ordinance would: <br />•Add “no fault” protections for elderly, disabled, terminally ill, and during school <br />year for students or educators <br />•Broaden coverage to include single family, condos, and affordable housing <br />•Apply protections without waiting period (currently 12 months after <br />occupancy) <br />•Provide for “right to return” if units returned to rental market after owner <br />move-in, withdrawal, substantial renovation or demolition <br />–Right to return would never expire
