An executed license agreement <br />between the Developer and JPB was required to construct this facility. <br />Upsize of a sanitary sewer main in Bradford Street between Main and Walnut Streets and in Walnut <br />Street from Bradford Street to approximately 100 feet north of Veterans Boulevard. <br />Installation of traffic calming improvements, identified and required as community benefits, on <br />Redwood Avenue between Hudson Avenue and El Camino Real. <br />Installation of intersection improvements at the Main Street/Chestnut Street and Main Street/Pine <br />Street intersection, including a new signal at the Main Street/Pine Street intersection. <br />Installation of improvements along El Camino Real, including a signalized pedestrian crossing and <br />protected bike lanes. <br />Improvement and expansion of the Main Street Dog Agility Park. <br />Contribution of $750,000 toward improvements to the parcel located at the southwest corner of <br />Lathrop Street/Maple Street. <br />The SIA required the developer to post Performance and Labor and Security Bonds, each in the amount <br />of $37,176,856, which represents the value of the required improvements. <br />ANALYSIS <br />The developer completed construction of the project’s three commercial parcels (Parcels B, C, and E). To <br />support these parcels, the developer also completed many of the required infrastructure improvements. <br />The remaining two parcels, Parcels A and D, are proposed residential parcels and have not yet pulled <br />permits or started construction.
