Sanitariums, convalescent homes, and nursing homes: One (1) space for each six (6) patient beds, <br />plus one (1) space for each staff or visiting doctor, plus one (1) space for each employee. <br />4. Schools: Schools enrolling students in the tenth (10th) grade or below shall provide one (1) space <br />for each classroom and administrative office, plus one (1) space for every one hundred (100) <br />square feet in the auditorium. Schools enrolling adults and students in the eleventh (11th) <br />grade and above shall provide one (1) space for each student over sixteen (16) years in age. <br />5. Emergency Shelters: One (1) space for each five (5) beds and two (2) additional spaces provided <br />that, consistent with Government Code Section 65583(4)(a), parking is not provided at a ratio <br />greater than for residential or commercial uses within the same zone. <br />6. Mixed-Use, combining residential with commercial uses: One (1) space for each residential unit <br />for studio or one (1) bedroom units, one and one-half (1½) spaces for two (2) bedroom or <br />larger units; plus a minimum of seventy-five percent (75%) of the normally required <br />commercial parking as otherwise required in this article, if residential spaces are made <br />available to the commercial tenants and customers, and subject to the approval of the Zoning <br />Administrator upon application submitted in the manner provided by this Section. <br />7. Child Care Centers: One (1) parking space is required per employee, plus one (1) additional space <br />for every fifteen (15) employees. <br />8. Low Barrier Navigation Centers: No parking is required. <br />E. Uses Not Specifically Mentioned. <br /> 1. In the event off-street parking space requirements have not been established by this article for <br />any proposed use of any structure of land, the owner of the property shall apply to the Zoning <br />Administrator for a determination of the required number of spaces prior to the <br />commencement of the use or the obtaining of a building permit in connection therewith. <br />2. Applications shall be filed and acted upon in the same manner as provided for in the case of Use <br />Permits. In the event the proposed use requires the obtaining of a Use Permit, the Zoning <br />Administrator shall determine the required number of spaces in connection with the action <br />on the Use Permit and no separate application shall be required. If the Zoning Administrator <br />determines that the proposed use is similar to a use for which parking requirements are <br />established by this article, such requirements shall be applicable; otherwise, the Zoning <br />Administrator shall establish the parking requirements. <br />F. Decrease in Parking Spaces. <br />1. In all "C" Districts, "I" Districts, "PO" Districts, and "PF" Districts, for those uses which require <br />parking, two (2) spaces may be eliminated for every off-street bicycle parking area that allows for <br />the long-term storage of at least five (5) bicycles. However, no more than twenty percent (20%) <br />of required parking spaces shall be eliminated pursuant to this section. <br />2. In "CN" Districts, two (2) off-street parking spaces may be eliminated for every off-street <br />parking area that allows for the long-term storage of at least five (5) bicycles.
