REV: 06-24-26 VR <br />repair said damages to City’s sole satisfaction at Tenant’s sole cost and <br />expense. <br />6.2.2 Tenant may make minor and non-structural alterations and <br />improvements to the Premises (excluding common areas) at its sole cost <br />and expense, subject to the written consent of the City’s Director of Parks, <br />Recreation, and Community Services. Any such alterations or <br />improvements shall become the property of City upon the expiration or <br />termination of this Agreement. Tenant shall notify City of said alterations or <br />improvements prior to their undertaking, subject to City’s reasonable <br />approval. City may facilitate the alterations and improvements for Tenant <br />and Tenant shall promptly reimburse the full amount to City, or City may <br />require Tenant to facilitate the alterations and improvements to City’s sole <br />satisfaction at Tenant’s sole cost and expense. <br />6.2.3 Tenant shall keep the Premises free and clear of all mechanics’ liens <br />resulting from any work done by or for Tenant. <br />6.3 Landlord. <br />6.3.1 City shall maintain the Community Center in reasonably good <br />condition and perform all repairs and maintenance as it deems necessary <br />in its sole discretion to the Community Center building and immediately <br />surrounding area including the building structure, exterior walls, and roof; <br />building systems including plumbing, electrical, and HVAC; and common <br />areas. <br /> <br />6.3.2 City reserves the right to access and enter the Premises, adjoining <br />areas, and all Community Center common areas, or any part thereof, for <br />purposes of maintenance, repairs, inspection, or similar work with <br />reasonable notice to Tenant. City will use best reasonable efforts to not <br />interfere with Tenant’s use of the Premises in exercising its rights under this <br />Section. In the event emergency repairs or inspections are required, City <br />may access any part of the Premises and adjoining areas, without prior <br />notice to Tenant. <br />6.3.3 City shall provide reasonable desk and chairs to furnish the office <br />space in the Premises. Tenant shall repair or replace any such furniture <br />damaged or destroyed to City’s reasonable satisfaction. <br />6.3.4 City shall not be responsible for any damage to or loss of Tenant’s <br />personal property or equipment on the Premises. <br />7. Utilities.
