The substitution of the <br />Original Site and <br />Affordable Housing <br />Project will not be <br />detrimental to the <br />public’s health, safety or <br />general welfare <br />This finding can and should be made. Under SB 35, the <br />project is outside each of the areas outlined in Subdivision <br />(a)(6)-(a)(7)). Briefly, these areas include: coastal zone, <br />farmland, wetlands, earthquake zones, fire hazard zones, <br />hazardous waste site, FEMA designated floodway, protected <br />species habitat, residential units slated for demolition or a <br />parcel of land governed by Mobilehome Residency law. <br />VII.Checklist of Affordable Housing Plan Requirements <br />Section 29.8A of the Affordable Housing Ordinance allows developers to propose to mitigate the <br />affordable housing impacts of their development through an alternative to paying the impact fee, <br />including the alternative of “donation of land for the construction of affordable units” and requires that <br />property donated meet the requirements of Subsection 29.8H. Section 29.H-3 in turn requires the <br />developer to provide an Affordable Housing plan prepared in a manner consistent with the <br />requirements in Section 29.7. These Section 29.7 requirements have been formatted into the following <br />checklist appearing in Appendix A of the adopted City of Redwood City Affordable Housing Program <br />Guidelines (page 78 -82) as follows: <br />Required Item Information <br />A.
