ATTY/ORD.0006/CC ORD ADOPT AMENDMENTS TO THE ZONING CODE – EXHIBIT A <br />REV: 07-16-26 MI <br />Page 76 of 102 <br />Article 48 - FLOOR AREA RATIO FOR SINGLE-FAMILY HOMES <br />[only change is Section 48.3] <br />48.3 Definitions. <br />For the purposes of this article, the following words and phrases shall have the following meanings: <br />A. "Gross Floor Area" means the total covered area of all floors of a single-family dwelling measured to <br />the outside of the stud walls. Gross Floor Area includes attached garages but excludes the following: <br />1. Basements that are no more than twenty-four (24) inches above average finished grade; <br />2. Detached structures including accessory buildings and accessory dwelling units; <br />3. Features as described in Section 32.3 E (Architectural Features); <br />4. Attached accessory dwelling units and junior accessory dwelling units; and <br />5. Porches and patios on the ground floor that are unenclosed on two (2) or more sides. <br /> <br />Article 53 - MIXED-USE CORRIDOR ZONING DISTRICT <br />[Section 53.1 is unchanged] <br />53.2 Use Regulations <br />A. Use Regulations by Sub-District. <br />1.Allowed Land Uses. Table 53-1 indicates the uses permitted (P), permitted with a conditional <br />use permit (C), permitted as an accessory use (A), and not permitted (—) in each of the five (5) <br />Mixed-Use Corridor Zoning Sub-Districts. Any other use not explicitly addressed in Table 53-1 <br />(Allowed Uses for Mixed-Use Corridor Sub-Districts) is prohibited, except that the Zoning <br />Administrator may permit or conditionally permit any use not addressed in Table 53-1 if the use <br />is determined to be a similar and/or compatible use to any permitted, conditionally permitted, or <br />permitted accessory use in Table 53-1 and meets the purpose and intent of the Zoning District. <br />All uses, unless stated otherwise, shall be conducted entirely within a building. <br />2.Applicable Regulations. Where the last column in the table ("Specific Use Regulations") includes <br />a Section number, the regulations in the referenced section apply to the use; however, provisions <br />in other Sections of this Zoning Ordinance may also apply. <br /> <br />Table 53-1 <br />Allowed Uses for Mixed-Use <br />Corridor Sub-Districts <br />P: Permitted by Right <br />A: Permitted as Accessory Use <br />C: Conditional Use; Use Permit Required <br />—: Not Allowed
