market. Older, smaller properties like ours bear the majority of the burden of rent control, <br />while newer, higher-priced developments are often unaffected. The result is that the owners <br />providing many of the more affordable units face increasing restrictions, while the most <br />expensive units remain exempt. <br />We need to take a practical look at the results of these policies. Many jurisdictions with <br />strict rent control remain among the most expensive housing markets in the country. Rent <br />control alone has not solved the affordability crisis. It can also discourage turnover by <br />incentivizing tenants to remain in units for decades at below-market rents, reducing the <br />availability of housing for new residents and families trying to find a place to live. <br />I respectfully urge you to oppose this proposed rent control measure and to use your <br />leadership to encourage residents to vote **NO** this November. Redwood City needs <br />policies that preserve affordable housing while also ensuring that small, local property <br />owners can continue to provide and maintain it.
