Pervious Pavement Maintenance Plan for
Harrison Ave. Multi -Family Building Units E and F
7/09/2025
Project Address and Cross Streets: 160 Harrison Ave Redwood City, CA 94061 and Adams St.
Assessor's Parcel No.: 053-041-220
Property Owner: 160 Harrison Avenue Holding LLC Phone No.: 650-617-5930 ext. 223
Designated Contact: Dan Lewin Phone No.: 650-617-5930 ext. 223
Mailing Address: 260 Sheridan Ave Suite 150 Palo Alto, CA 94306
The property contains 1 pervious pavement area, located and sized as described below and as shown in the
attached site plan'. Of those pervious pavement areas, 0 are each 3,000 sq.ft. or more in area. Total square
feet of pervious pavement on the site = 2,238 sq.ft..
Square feet of area
• Pervious Pavement Area No. 1 is located at the front of the property. 2,238 square feet
Routine Maintenance Activities
Types of pervious pavement include pervious concrete, porous asphalt, pervious pavers, permeable pavers,
and reinforced grid paving. The principal maintenance objective is to prevent sediment buildup and clogging,
which reduces infiltration capacity and pollutant removal efficiency. Routine maintenance activities, and the
frequency at which they will be conducted, are shown in Table 1.
Table 1
Routine Maintenance Activities for Pervious Pavement Areas
No.
Maintenance Task
Frequency of Task
1
Check for sediment and debris accumulation. Prevent soil from washing or
Two to four times annually
blowing onto the pavement. Do not store sand, soil, mulch or other
landscaping materials on pervious pavement surfaces.
2
Conduct preventative surface cleaning, using commercially available
Two to four times annually
regenerative air or vacuum sweepers, to remove sediment and debris.
3
Inspect for any signs of pavement failure. Repair any surface deformations
Two to four times annually
or broken pavers. Replace missing joint filler between pavers.
4
Check for standing water on the pavement surface within 30 minutes after a
Two to four times annually
storm event.
5
Inspect underdram outlets and cleancuts, preferably before the wet season.
Two to four times annually
Remove trash/debris.
6
Remove sediment and debris accumulation on pervious pavement.
Two to four times annually
7
Remove weeds. Mow vegetation on reinforced grid paving (such as turf
As needed
block)as needed.
8
Perform restorative surface cleaning with a vacuum sweeper, and/or
As needed
reconstruction of part ofthe pervious surface to restore surface
permeability as needed. Replenish aggregate in permeable paverjoints or in
grids as needed after restorative surface cleaning.
9
Power washing with simultaneous vacuuming also can be used to restore
As needed
surface infiltration to highly clogged areas of pervious concrete, porous
asphalt, pervious pavers or permeable pavers, but is not recommended for
reinforced grid paving.
' Attached site plan must match the site plan exhibit to Maintenance Agreement.
Page 1
ATTY/AGR.2026.122/160 Harrison Holding, LLC (160 Harrison Ave) (Page 15 of 16)
Updated 1/1/20
