Lessor and Lessee will render to each other reasonable assistance in <br />obtaining necessary City and other governmental permits or approvals. <br /> <br />Any consent or approval of the City of Redwood City for any permit, application, <br />or regulatory matter does not constitute consent or approval by the Lessor under <br />the terms of this Lease. <br /> <br />29. INSURANCE REQUIREMENTS <br />29.1 Prior to the opening date, Lessee must provide Lessor the following insurance <br />requirements. Lessee at its sole cost and expense, shall insure its activities in <br />connection with this Agreement and obtain, keep in force and maintain insurance <br />as follows: <br /> <br />(a) Comprehensive or Commercial Form General Liability Insurance that is at <br />least as broad as the Insurance Service Office (ISO) Form No. CG 00 01 <br />(contractual liability and fire legal liability included) with minimum limits as <br />follows <br /> <br />1. Each Occurrence: One Million Dollars ($1,000,000) <br /> <br />2. Products/Completed Operations Aggregate: One Million Dollars <br />($1,000,000) <br /> <br />3. General Aggregate: Two Million Dollars ($2,000,000) <br /> <br />4. Fire Legal Liaqility to at least One Million Dollars ($1,000,000) <br /> <br />(b) Automobile Liability Insurance in a form and amount that satisfies the <br />minimum requirements of applicable state law. <br /> <br />(c) Workers' Compensation and Employers Liability Insurance in a form and <br />amount covering Lessee's full liability under the Workers' Compensation <br />Act of the State of California as amended from time to time. If Lessee <br />has no employees, Lessee must provide a written statement stating that <br />no employees will be hired. <br /> <br />(d) Property Insurance, on an ISO Special Coverage Form or its equivalent in <br />an amount sufficient to reimburse Lessee at replacement cost for all of its <br />equipment, trade fixtures, inventory, fixtures and other personal property <br />located on or in the Premises and Lease improvements hereinafter <br />constructed or installed. <br /> <br />(e) Plate Glass Coverage, in an amount of $40,000 to replace every panel of <br />glass located within the assigned Lease Area. <br /> <br />(f) Such other insurance in such amounts which from time to time may be <br />reasonably required by the mutual consent of Lessee and Lessor against <br />other insurable risks relating to performance. <br /> <br />The insurance and the coverage referred to under (a) and (b) of this <br /> <br />ATTY/AGR/2010.012 <br />022610 <br /> <br />~lnitialS <br /> <br />17 <br />
