6.3G <br />Page 3 <br />Green Building Improvements <br />Redwood City received approximately $194,000 in CDBG-R funding from the American <br />Recovery and Reinvestment Act for energy efficiency improvements to the property that would <br />reduce housing costs for the resident's and operating expenses on the property. These funds <br />are being used to install new roofing with solar, energy efficient windows, installation of energy <br />efficiency appliances and other related work including exterior painting. Additional CDBG funds <br />are being used to rehabilitate the interior units, repair dry rot and water damage, replace interior <br />and exterior doors, install low flow water closets, new flooring, interior painting and improve the <br />general quality of life for the residents. The intent of the rehabilitation is to provide <br />improvements with a minimum life span of 10 - 15 years to property originally constructed in <br />1962 to sustain a 55 year use. <br />ALTERNATIVES <br />1. Reject Mid-Peninsula Housing Management Corporation's bid and continue with a <br />minimum service agreement with the current management company. No resident <br />services would be provided. <br />2. Approve Mid-Peninsula Housing Management Corporation's bid and require that a <br />Purchase and Sale Agreement be executed before Mid-Peninsula Housing Management <br />Corporation takes over the property management. <br />FISCAL IMPACT <br />Services and management operating costs will be paid from collected rent revenue earned by <br />the project and recorded as program income.
