Permitted <br />average density in the affected area is expected to increase from approximately 8.30 units per acre <br />overall to a maximum of 8.73 units per acre as properties develop over time. The total number of new <br />units expected from the amendment is approximately 213 City-wide. All of these units would be added <br />to existing residential areas which are zoned "R_2." There are no designated scenic resources or <br />scenic vistas within the areas affected by the proposed ordinance amendment. Because the ordinance <br />. 'amendment affects only the. R.;2 zoning .districts',. which' consist almost"entirely of-existing 'residential' <br />development, it would not affect any scenic vistas or damage any scenic resources, Because it does <br />not change any existing uses or permit any new uses) it is not expected to substantially degrade the <br />existing visual character within or around the R-2 zoning districts or result in the creation of new <br />sources of substantial light or glare that would 'adversely affect day or nighttime views in or around the <br />R-2 districts. Finally, all new development permitted by the proposed ordinance amendment will <br />require subsequent additional compliance with California Environmental Quality Act (CEQA) <br />requirements as part of the Planned Development Permit (PO Permit) process pursuant to Article 46 of <br />the Zoning Ordinance. <br /> <br />The proposed zoning amendment focuses on clarifying the incremental unit densities for larger sites <br />and does not affect the height limit in the R.2 Zoning District, nor does it affect the other PD Permit. <br />allowed adjustments or review process, <br /> <br />81 <br /> <br />City of Redwood City, Planning, Housing and Economic Development Department <br />
